PROPERTY MODIFICATION


In our Covenants and Restrictions it states that the ACC - Architectural Control Committee is responsible for approving all property modifications requests.

What has to be approved?


10.02 Any”…building, structure, shed, fence, wall or improvement of any kind or nature shall be erected, constructed, placed, altered, changed or modified on any Lot…”  “…all aspects of dwelling construction, construction of other improvements and location, quality and quantity of landscaping on the Lots, and may disapprove aspects thereof which may, in the reasonable opinion of the committee, adversely affect the living enjoyment of on or more owners or general value of properties….The Committee's approval or disapproval as required herein shall be in writing. If the Committee or its designated representative fails to approve or disapprove such plans and specifications within thirty (30) days after they have been submitted, then Committee approval shall be presumed”. 

This means any changes to the exterior of the home, changes in landscaping or any changes or additions to structures on the homeowners lot needs to have approval from the ACC.

If improvements are done before ACC approval the homeowner carries the financial risk of removing the improvements or changes to their property.

Before submitting an ACC application please make sure it is filled out completely or it will be sent back as an incomplete application. The following must be included before applications will be accepted for review:

  1. Two  Neighbor Awareness signatures ( Must have signature and not just printed name)
  2. Site plan, materials specifications, colors, contractor, etc. (The more information included in application the quicker the committee can expedite the review)
  3. Have the form dated and signed by the homeowner.
  4. Please check the Architectural Standards and Design Guidelines for further clarification on applications involving basketball goals, storage sheds, free standing buildings, fence alterations, and outside lighting.
  5. Please remember that the ACC has 30 days to review your application. The committee will try to process the applications as quickly as possible but please plan accordingly.
